The Saint-Tropez peninsula possesses a rare characteristic: when transaction volumes decline, prices remain remarkably stable

In 2025, the market recorded a fall in transaction volumes, reflecting a slowdown in activity, while prices remained at particularly elevated levels.

This phenomenon is far more than a temporary market effect. It stems from a structural imbalance between an extremely limited supply of land, constrained by both geography and planning regulations, and international demand that shows no sign of weakening.

Saint-Tropez: a market apart

The median price for villas in Saint-Tropez stands at approximately €25,000 per square metre. While this figure provides a useful indication of the market as a whole, it does not reflect the realities of its most exclusive segment.

For a villa offering panoramic sea views, distinguished architecture and a prime location, values frequently exceed €50,000 per square metre and may rise beyond €100,000 for the most exceptional properties within the niche ultra-prime market. The heart of the market currently lies between €4 million and €12 million per transaction.

This resilience is largely underpinned by the profile of the buyers themselves. At this level, purchases are predominantly made with personal capital, without recourse to bank financing. Movements in interest rates therefore have only a limited effect on Saint-Tropez’s ultra-luxury market, which is driven more by long-term wealth preservation than by short-term economic conditions.

Properties that meet the exacting standards of this international clientele tend to find buyers swiftly. Conversely, homes that do not fully satisfy their expectations experience appreciably longer marketing periods, although they ultimately continue to attract purchasers.

Gassin

Around Saint-Tropez, the communes of Grimaud, Sainte-Maxime, Plan-de-la-Tour and La Garde-Freinet form particularly active property markets.

They appeal to buyers seeking a principal residence, second home or long-term property investment within the Gulf of Saint-Tropez.

These locations attract both French and international purchasers, generally with budgets ranging from €2 million to €7 million, while offering a broader diversity of properties and price points than the peninsula’s most exclusive addresses.

Grimaud has established itself as one of the Gulf’s most desirable markets. Its coastline, including the waterside village of Port-Grimaud, often referred to as the “Little Venice of Provence”, its medieval village and its residential estates offer an extensive range of prestige villas.

Villa prices are high, yet the area remains a more accessible entry point than Saint-Tropez or Ramatuelle for properties offering comparable sea views.
