Perched nearly 430 metres above the Mediterranean, Èze holds a distinctive place on the French Riviera. Set between Nice and Monaco, the medieval village rises above the sea from its rocky promontory. Understanding the Èze property market, however, requires an important distinction: behind a single commune lie several distinct areas, each offering a different lifestyle and type of property.
Three sides of Èze, three ways to experience the Riviera
Èze forms a single commune. From a property perspective, however, three main areas can be distinguished.
Èze-Village: the charm of a medieval hilltop village
Perched on its rocky outcrop, Èze-Village is the emblematic image of the destination: a former fortified settlement, largely pedestrianised, with cars remaining outside the historic centre.
Property here is intimately shaped by the topography. Historic stone houses, unusual layouts, suspended terraces and sweeping views over the Mediterranean create a market that is as appealing as it is rare.
Èze-Bord-de-Mer: living beside the Mediterranean
Below the village, along the Basse Corniche, Èze-Bord-de-Mer reveals a different side of the commune. More residential in character, the area is particularly sought after for its proximity to the beaches, the railway station and Beaulieu-sur-Mer, whose shops and amenities are easily accessible.
Its architecture is also more varied: Provençal villas, contemporary homes and sea-view apartments make up a market particularly attractive to buyers looking to combine proximity to Monaco with a Mediterranean way of life.
Saint-Laurent-d’Èze: a discreet address between sea and hills
Between these two settings, Saint-Laurent-d’Èze offers a quieter, more discreet residential environment. Villas, apartments and contemporary properties often benefit from generous proportions and open sea views.
Its beach, accessible notably via the Chemin de Toscane, adds to the area’s secluded character. The sector can also offer opportunities at price levels different from those found in the rarest locations of Èze-Village or Èze-Bord-de-Mer.
This distinction is essential when searching for property in Èze. The expectations of someone looking for a house in the medieval village are rarely the same as those of a buyer seeking a villa close to the beach.
“I have sold properties to clients who were buying for the view from Èze-Village, to the point where viewing the house itself became almost secondary — little more than a formality,” explains Olivier Desbouis, real estate expert at Savills.
In Èze-Village, altitude, panorama and the unique experience of living within a historic settlement are central to the purchase. In Èze-Bord-de-Mer and Saint-Laurent-d’Èze, proximity to the water, ease of access and often more contemporary architecture tend to play a greater role.
In Èze, scarcity underpins value
Scarcity is one of the defining characteristics of the Èze property market, particularly within the historic village itself.
A significant proportion of the historic buildings is now occupied by two of the French Riviera’s most emblematic hotels: La Chèvre d’Or and Château Eza.
Over the course of the twentieth century, La Chèvre d’Or gradually expanded into several former village houses, becoming the hotel known today, with rooms and suites scattered throughout the medieval village.
Château Eza has a different but equally distinctive history. Once the residence of Prince William of Sweden, the hotel now occupies several houses within the medieval ramparts.
This configuration considerably limits the number of private homes likely to come onto the market in the heart of Èze-Village.
When a property does become available, it generally falls into one of a few categories: restored village houses arranged over several levels, apartments created within historic buildings or, more exceptionally, properties with a terrace or loggia overlooking the Mediterranean and Saint-Jean-Cap-Ferrat.
The latter are particularly sought after. In Èze, a few square metres of terrace can sometimes matter as much as several dozen square metres of interior space when the panorama is exceptional.
Parking and outdoor space are also important considerations. Within the medieval village, pedestrian streets and the historic layout make garages, gardens and large plots exceptionally rare.
The search for a villa in Èze therefore often leads buyers beyond the ramparts and towards Èze-Bord-de-Mer.
“Provençal-style houses sit alongside contemporary homes with beautiful sea views. Smaller, easy-to-maintain plots are particularly well suited to buyers looking for a second home,” explains Olivier Desbouis.
This diversity is also part of the market’s appeal. Unlike the more standardised offering of a new development, properties in Èze each have their own individual character. Here, architecture often follows the contours of the landscape, and the most remarkable homes reward patience as much as budget.
Buying property in Èze near Monaco: the advantage of the Moyenne Corniche
Proximity to Monaco is one of the principal drivers of the Èze property market.
The commune occupies a strategic position between Nice and the Principality, with the Moyenne Corniche on one side and fast access to the A8 motorway via La Turbie on the other. Nice Côte d’Azur Airport is also easily accessible.
This location is particularly appealing to Monaco residents looking for a second home only a few kilometres from the Principality.
The contrast is striking: within a short distance, Monaco’s urban environment gives way to Èze’s medieval lanes, Mediterranean gardens and sweeping views across the coastline.
For some buyers, this proximity makes it possible to combine two worlds: professional life and the services of the Principality on one side, with greater space, tranquillity and nature on the other.
Privacy is another sought-after feature. Èze is home to several prestigious establishments, including La Chèvre d’Or and Château Eza in the village, as well as Cap Estel on its peninsula in Èze-Bord-de-Mer. The restaurants and renowned establishments of Beaulieu-sur-Mer and Saint-Jean-Cap-Ferrat are also only a few minutes away.
“Easy access to the motorway — just five minutes away; proximity to Monaco; and security: these are among the area’s key strengths,” summarises Olivier Desbouis.
Property prices in Èze: a stable and highly selective market
The price of a property in Èze depends heavily on its location, size, condition, the quality of its outdoor spaces and, above all, its sea view.
“Apartments in Èze currently tend to range from around €1 million to €2 million, while villas can range from approximately €1.5 million to €7 or €8 million for the most sought-after properties,” explains Olivier Desbouis.
These figures nevertheless cover very different realities across Èze-Village, Èze-Bord-de-Mer and Saint-Laurent-d’Èze. Any meaningful valuation must therefore be carried out on a property-by-property basis, as micro-location plays such a decisive role.
“The Èze market as a whole remains stable, with a slight upward trend in prices,” observes Olivier Desbouis, who also highlights the particular appeal of Èze-Bord-de-Mer thanks to its proximity to Beaulieu-sur-Mer and its everyday amenities.
Saint-Laurent-d’Èze occupies an intermediate position, with some exceptional properties offering more living space or larger plots at price levels different from those found in the commune’s most exclusive locations.
In a market characterised by a low volume of transactions, average prices should nevertheless be interpreted with caution. In Èze, an exceptional view, a large terrace, easy access or even a difference of a few hundred metres can be enough to create a significant variation in value.
Property in Èze: an address with enduring appeal
Èze will never be a property market defined by volume. Its scarcity is rooted in its geography: a medieval village clinging to the mountainside, a narrow stretch of coastline between rock and Mediterranean, and a limited number of properties combining remarkable views, convenient access and genuine privacy.
It is precisely this scarcity that underpins its appeal.
From the stone houses of Èze-Village and the sea-facing villas of Èze-Bord-de-Mer to the discreet properties of Saint-Laurent-d’Èze, the commune offers several interpretations of the same lifestyle: the Mediterranean in the foreground, with Monaco only a few kilometres away.
Buying a property in Èze is therefore less about choosing a house than choosing a setting: a terrace facing Saint-Jean-Cap-Ferrat, a villa a few steps from the sea, a village house hidden behind an ancient doorway or a contemporary retreat suspended above the coastline.
